How Often Should You Resurface Commercial Asphalt?

Resurfacing, also referred to as overlay, asphalt overlay, and pavement overlay, involves adding a new layer of asphalt to your existing pavement surfaces. Generally speaking, the first layer of sealant should be applied 6 months to 1 year after surfaces were initially paved.

You’ll know your pavement needs to be resurfaced when asphalt appears heavily oxidized but the base, or subgrade, remains in good condition. We can conduct core testing to identify the exact condition asphalt is in to see if you will benefit from resurfacing or reconstructing. The new layer of pavement is generally 1.5 to 2-inches deep. On average, an overlay surface can last as long as 8 to 15 years.

We are more than happy to help set you up with the right maintenance plan for repaving commercial asphalt. With a little help from us, you can enjoy long lasting dependable asphalt for many years to come.

What About Pavement Reconstruction?

Pavement reconstruction takes it a step further by adding a new top layer as well as the top pavement overlay layer. Signs you may need pavement reconstruction includes the presence of alligator cracking or more extensive damage. This can be a more cost effective way to go about repairing asphalt with more damage.

After you completely reconstruct commercial paving surfaces you can expect it to last between 15 and 25 years. The exact amount of time you get out of asphalt has to do with the level of traffic roads receive, maintenance, traffic loads, and weather conditions in your region.

Benefits Of Repaving Asphalt

Maintenance is so important in order for asphalt to last a long time. Repaving asphalt is one of the main forms of maintenance to keep up with. Holes or cracks in asphalt are very common but need to be fixed as soon as possible to prevent water seeping beneath the top layer and causing a lot of damage. When water gets underneath the base layer of asphalt it freezes and thaws with the weather, creating pressure on asphalt that ultimately leads to additional stress and cracks.

Some benefits of repaving asphalt include:

-Longer lasting asphalt surfaces. Repaving asphalt virtually pays for itself because it helps your asphalt last longer and you don’t have to replace it as often.

-Revive curb appeal. Repaving asphalt makes surfaces look like new, beautiful and rich in color. This gives your business more curb appeal without spending a lot of money.

Prevent larger damages from occurring. By repaving your asphalt you have the opportunity to push back damages and help prevent expensive maintenance repairs.

Do You Need To Add Fillers Before Resurfacing?

The quality of asphalt paving varies and should be conducted with utmost attention to detail in order to create the best-looking results. For instance, neatness is so important when filling cracks; cracks must be filled before repaving can take place. If you overuse the jet-black filler it can look odd against the gray asphalt.

Before refilling cracks, they must be cleaned out of dirt or loose filler. Cracks should be completely cleaned down to ½-inch in depth. This isn’t an easy task and takes some time and experience to get just right. You may need to go deeper if there are weeds growing in. Prior to starting the project, you may need to use a weed killer of some type to help remove weeds.

If any pressure cleaners are used, the asphalt should sit for at least 24 hours before filler is applied.

Fillers require 24 hours to fully dry. You should never fill cracks when there is rain on the forecast.

What About Spider Web Cracks?

If cracks have formed into spider web patterns there’s a chance that the pavement beneath has softened. Fillers provide a temporary solution to this problem but water will still pool here and create additional issues. In order to truly address the problem you’ll need to have the area completely removed and patched.
